How do I know if it’s a good time to sell my home?
The right time to sell depends on more than just the market. Your personal goals, timeline, property condition, neighborhood activity, and current competition all play a role. A comparative market analysis can help you understand what your home may be worth and what you could realistically expect if you listed today.
Do I need to make repairs before selling?
Not necessarily. Some homes benefit from repairs or updates before hitting the market, while others may make more sense to sell as-is. Before spending money on improvements, it’s a good idea to talk with your Realtor about which projects are likely to make a meaningful difference to buyers.
How is my home’s listing price determined?
Pricing typically considers recent comparable sales, current competition, location, condition, upgrades, lot size, market conditions, and buyer demand. The goal isn't simply to choose the highest possible price—it's to position the property strategically to attract qualified buyers and achieve the best possible outcome.
How long does it usually take to sell a home?
There’s no one-size-fits-all answer. Some properties receive offers quickly, while others take longer depending on price, location, condition, inventory, and demand. Your Realtor can look at recent sales and current market activity in your specific neighborhood to give you a better idea of what to expect.
Should I sell my current home before buying another one?
It depends on your financial situation and comfort level. Some homeowners need the proceeds from their current home to purchase the next one, while others have the flexibility to buy first. There are also strategies that can help coordinate the two transactions.
How much money do I need to buy a home?
Your down payment is only one part of the equation. Buyers should also plan for closing costs, inspections, insurance, appraisal costs when applicable, and other expenses associated with the purchase. The amount you'll need depends heavily on your financing and the property you're purchasing.
Do I need a 20% down payment?
No. There are loan programs that allow qualified buyers to purchase with considerably less than 20% down. A trusted lender can help you compare available programs and determine which options fit your financial situation.
What does “contingent” mean in real estate?
A contingency gives a buyer a specified period or condition under the contract to investigate or satisfy certain requirements. Depending on the transaction, these may involve inspections, financing, appraisal, insurance, the sale of another property, or other factors.
What happens during escrow?
Escrow is the period between an accepted offer and closing. During this time, the parties work through the requirements of the contract, which may include inspections, disclosures, financing, appraisal, title work, contingency periods, and other transaction details.
Is the highest offer always the best offer?
Not necessarily. Price is important, but sellers may also consider financing, contingencies, the buyer's ability to close, escrow length, requested credits, and other terms. Sometimes a slightly lower offer with stronger terms can be more attractive.
Do I really need a Realtor?
A real estate transaction involves much more than finding a property or putting a sign in the yard. A Realtor can help with pricing, negotiations, contracts, disclosures, timelines, inspections, marketing, and coordinating the many people involved in a transaction.
